When it comes to insurance in Ireland, most of us know that some types are compulsory. For example, you can’t legally drive on Irish roads without car insurance. Home insurance, though, is a different story. It isn’t required by law, and because of this some homeowners might wonder whether they really need it at all.
The short answer is that while home insurance isn’t a legal requirement, it’s one of the most important protections you can have – and is still often required. Below we’ll look at why home insurance matters so much, what it actually covers, and the one situation where you may be required to have it after all.
Is Home Insurance Compulsory in Ireland?
Unlike car insurance, which is a legal requirement for driving on public roads here in Ireland, there’s no law that says you have to insure your home. You’re actually free to own a house in Ireland without having any insurance cover in place.
Not required by law and not needed are two very different things though. Going without home insurance means that if something goes wrong, the full cost of putting it right falls on you. And as we’ll see, there’s one very common situation where you might be required to have home cover.
Why Does Home Insurance Matter?
For most homeowners, your house is almost certainly the most expensive thing you’ll buy, and the most valuable asset you own. In the event that something serious does go wrong, the cost to rebuild, repair or replace can be high and may not be something you can afford to pay out of pocket. Home insurance is there to protect you against exactly that.
It’s also worth remembering that the cost to rebuild a home isn’t the same as its market value. It’s the total cost of physically rebuilding the property from the ground up. And it includes the cost of labour, materials and other fees. This is why it’s important to insure your home for the correct amount. The Society of Chartered Surveyors Ireland publishes a rebuilding cost calculator that can help you work out an estimated cost for your area.
What Does Home Insurance Cover?
Home Insurance is usually made up of two parts, which you can often take together or separately:
- Buildings insurance usually provides cover for the structure of your home, (things like the walls, roof, floors and other permanent fixtures) in the event of accidental damage or against fire, storms and flooding.
- Contents Home Insurance only covers your belongings against loss or damage. This is a popular option and is highly recommended for renters.
A lot of home insurance policies will also include extras, such as :
- Liability cover, which protects you if someone is injured on your property and you’re held responsible.
- Alternative accommodation or Loss of Rent, which helps with the cost of somewhere to stay if your home is left uninhabitable after an insured event.
- Freezer Cover, which covers loss or damage to your freezer contents.
- Garden Cover, protecting outdoor sheds, structures and certain contents.
- Loss of keys
While the above examples are included in KennCo Home Insurance policies, cover can and will vary based on your policy and insurer, so it’s always worth reading your documentation or checking with your individual insurer to find out what’s covered.
Do You Need Home Insurance If You Have a Mortgage?
This is normally the situation where home insurance stops being optional and becomes mandatory. While it isn’t a legal requirement, mortgage lenders in Ireland will almost always require you to have home insurance in place as a condition of the mortgage.
So, if you’re applying for a mortgage or if you have a mortgage, you’ll effectively need to take out home insurance for as long as you’re paying back the bank.
Are Home Insurance and Mortgage Protection the Same Thing?
Home insurance is separate from mortgage protection. The two do different jobs, and it’s worth understanding both. Mortgage Protection is a specific type of life insurance that lasts for the length of your mortgage and clears off any remaining balance in the event of your death. While there are some exceptions, lenders are legally required to make sure you have mortgage protection in place before allowing you to draw down your mortgage.
What If You’re Renting?
If you’re renting, the responsibility of insuring your house or apartment falls to your landlord, not you. But it’s important to know that this building cover doesn’t extend to your possessions. If you want to protect your furniture, jewellery, electronics or any other possessions against loss or damage, you’ll need to take out your own contents insurance policy. And while it can be easy to overlook or ignore as a tenant or renter, replacing everything you own out of your own pocket is a daunting prospect.
What Happens If You Don’t Have Home Insurance?
Home insurance is one of those things that’s better to have and hopefully never need to use. Because if the worst does happen, having reliable home protection in place can make all the difference. Otherwise, you’d be left to carry the full cost of repairing damage, replacing contents or even rebuilding your home from scratch.
